An independent property valuation involves one of our RICS-accredited surveyors inspecting the property and using their wealth of property and local knowledge to provide an expert opinion of what the property is worth, allowing the client to make an informed decision about selling or buying a property.

At some point in our lives we will all need a valuation of one form or another for different reasons, and when the time comes, it is best to seek out experts, rather than trawling through websites to find an unreliable online tool that most likely will give you an inaccurate valuation.

What a RICS Valuer does?

Property-related issues are never straight forward, but a good property valuation report by a professional RICS Registered Valuer can make it much easier for you to buy your dream home, sell a property for the appropriate market price, or pay off your help-to-buy loan. It is also important to note that a property valuation is not a building survey, so it does not highlight defects or cost of repairs.

Market Valuation (Property Valuation Report)
Buying a property is a major financial commitment, so it is crucial to get an accurate valuation on the building to determine its market price. Market valuation reports briefly detail a home’s overall condition, and also describe its size and location. The property’s price is based on factors such as size, condition and defects, location, proximity to public transport, age, quality of fixtures and fittings, outside space, and parking.
Right to Buy Valuation
Council and housing association tenants meeting certain criteria have the Right to Buy their home and to get a Right to Buy discount on the purchase price. A Right to Buy valuation from an independent RICS Registered Valuer allows you to check if the landlord’s valuation is fair and accurate. As independent, RICS surveyors, our reports can be used to challenge your landlord’s offer if that is necessary. You can also use the report as evidence if you appeal to the District Valuer.
Help to Buy Valuation
If you have bought a home with a loan from the Help to Buy scheme you may be looking to repay, re-mortgage or sell your property. In order to do this, Target, who have been appointed by the HCA to administer the scheme, require you to get an independent Help to Buy Valuation report. The Help to Buy Valuation will determine the amount repayable in direct proportion to the current market value of your property, and must be conducted by an RICS Registered Valuer.
Matrimonial Valuation
An impartial matrimonial valuation is required if the divorcees can’t decide on how to divide their assets fairly. You’ll need a valuation from an RICS registered valuer for a judge to decide how to distribute your assets in accordance with the law. A divorce settlement valuation can help you receive what’s rightfully yours and reduce your legal fees significantly in the long run.
