Home Survey Report
with/without Valuation
We are a family-owned, independent firm of RICS Residential Valuers and Chartered Building Engineers and Surveyors operating throughout North Shropshire, Powys and Wrexham.

Buying a property is a major investment, and having the right information is essential. At SJM Surveyors, our RICS-accredited team provides detailed Level 2 Home Surveys, helping you make confident, informed decisions.

Home Survey Report (Level 2)

This report is suited to buyers or sellers of a conventional house, flat, or bungalow, constructed using standard building methods and materials, and which appears to be in generally reasonable condition.

The RICS Home Survey (Level 2) provides a clear, balanced, and independent assessment of the property’s condition. It is designed to identify matters that may affect the property’s value, safety, or future maintenance, without unnecessary technical language.

The survey involves a careful visual inspection of the accessible parts of the building, its services, and the surrounding grounds. The inspection is non-intrusive and does not include testing of services. However, readily accessible concealed areas, such as roof spaces and under-floor voids, are inspected where it is safe and practicable to do so.

The report offers an objective overview of the condition of the main building elements, clearly identifying any defects or areas of concern. Each issue is assessed in context, with commentary on its significance and likely implications, allowing you to understand which matters require attention and which are part of normal property ownership.

Where appropriate, the report includes clear guidance on repairs, remedial works, and ongoing maintenance. If the surveyor is unable to reach a conclusion with reasonable confidence, this will be explained, and further investigation by an appropriate specialist may be recommended.

Your report will:

·        Describe the condition of the key building elements in clear terms

·        Identify any significant defects or matters requiring attention

·        Provide practical advice on repairs and future maintenance

·        Recommend further investigations where reasonably necessary

Where instructed, the survey can also include an independent market valuation, prepared in accordance with RICS professional standards, together with a reinstatement cost assessment for insurance purposes.

In addition to the site inspection, our surveyors draw on their local knowledge, professional experience, and research resources to review the property and its wider setting. This may include consideration of location-specific factors, available records, and other relevant information before, during, and after the inspection.

This measured and thorough approach ensures you receive a reliable, well-reasoned Home Survey, enabling you to proceed with clarity and confidence.
