The RICS Home Survey (Level 2) provides a clear, balanced, and independent assessment of the property’s condition. It is designed to identify matters that may affect the property’s value, safety, or future maintenance, without unnecessary technical language.
The survey involves a careful visual inspection of the accessible parts of the building, its services, and the surrounding grounds. The inspection is non-intrusive and does not include testing of services. However, readily accessible concealed areas, such as roof spaces and under-floor voids, are inspected where it is safe and practicable to do so.
The report offers an objective overview of the condition of the main building elements, clearly identifying any defects or areas of concern. Each issue is assessed in context, with commentary on its significance and likely implications, allowing you to understand which matters require attention and which are part of normal property ownership.
Where appropriate, the report includes clear guidance on repairs, remedial works, and ongoing maintenance. If the surveyor is unable to reach a conclusion with reasonable confidence, this will be explained, and further investigation by an appropriate specialist may be recommended.
